The Vancouver Market Report · Monthly
Know what Vancouver's numbers mean for your next move
One short report a month on the City of Vancouver market, neighbourhood by neighbourhood, from Glenn Feldstein, a Vancouver Realtor for 21 years. Straight numbers, plain English, no pressure.
This month: why Westside houses sat at about 15 listings for every sale in September.
The problem with headlines
Most of what you hear about the Vancouver market is about Metro Vancouver as a whole, and it rarely matches what's happening on your street.
A headline says "the market is soft." But in September, Kitsilano condos sold at a seller's-market pace while Westside houses had about 15 listings for every sale. Same city, same month, two completely different markets.
If you're thinking about selling your place and buying the next one, that difference is everything. Read the wrong number and you hold off on selling when your side of the market is firm, or you rush the purchase when you actually have time and choice.
You're not alone in feeling that the numbers are confusing. There's a simpler way: the actual board numbers for Vancouver, broken down by property type and neighbourhood, with what they mean for you.

The report · What's inside
Every month, in about seven pages:
- 01The month on one page: the benchmark price and the sales-to-active ratio for houses, townhomes and condos on the East and West sides, each with a one-line "what this means."
- 02What's actually happening: a plain-English read of the month, so you know whether your side of the market favours buyers or sellers right now.
- 03If you're selling: where condos and houses are holding firm, and what's selling (this month: well-priced homes went in about 37 days).
- 04If you're buying: how much choice you have and how to use it.
- 05If you're moving to Vancouver: what a budget actually buys, East side versus West side.
- 06The move-up math: the condo benchmark next to the house benchmark in Kitsilano, Mount Pleasant and Grandview-Woodland, so you can see the size of the step.
- 07Glenn's take: what the numbers show, without predictions.
Why it beats a national headline: it's City of Vancouver only, taken straight from the Greater Vancouver REALTORS® reports for Vancouver East and West, and it goes down to the neighbourhood.
About Glenn
Glenn Feldstein, Vancouver Realtor since 2005.
Glenn has spent 21 years selling both sides of the Vancouver move: the condo, townhouse or loft people are leaving, and the house they're buying next. That's why this report looks at both sides of the market at once. Most people need to know two numbers, not one.
His team is consistently recognized in the top 10% of Greater Vancouver Realtors by units sold, with 58 deals in 2025.
How he works
- 1Start with a conversation. No pitch. What are you planning, and why now?
- 2Get clear on the numbers. What your place is worth today and what the next one costs.
- 3Plan both sides as one move. Sell first, buy first, or look first, based on your situation, not the headlines.
Why work with Glenn
Both sides of the move, as one plan.
Glenn prices, prepares and markets the home you're leaving and finds and negotiates the one you're moving to, so the two dates line up and you don't end up rushing either side.
